Spec Home

Spec home is typically built by a developer without a specific buyer in mind. Instead, it’s designed and constructed using standardized, cost-effective plans intended to appeal to a broad range of potential buyers.

Standard Plan

Standard house plan is a pre-designed layout created for use by multiple homeowners, often based on the popularity and practicality of the design. One of the main advantages of using a pre-designed plan is that it streamlines both the building and permitting process, removing the need to start entirely from scratch.

Semi-Custom or Custom Home

Steps in the Custom Home Design Journey

1. Request a Consultation

At this stage, you'll share your vision with the builder to develop a plan that aligns with your budget and needs.

2. Pre-Approval

We are approved by many construction loan lenders. Feel free to reach out to them directly or contact us for more information.

3. Lot Inspection

If you don’t yet own land, we can help you find the ideal homesite.

4. Choose Home Dream Design

Semi-Custom Route: Start with one of our existing house plan templates and then meet—either in person or via Zoom—with the builder to discuss any customizations.
Custom Plan Route: Collaborate directly with the builder to create fully customized blackline drawings, including floor plans and elevations. You also have the option of hiring you own architect to design your home.

5. Finalize Design Details

Once your house design is finalized, you’ll meet with the builder to review and specify your preferences. This includes selections such as cabinetry, flooring, countertops, appliances, bathroom fixtures, interior and exterior finishes, electrical features, and more.

6. Contract

After finalizing pricing, the house plan, and home specifications, a building contract will be prepared for signing. Once the contract is executed, the final home design will move forward to the engineering phase for completion.

7. Building Permits

Once your customized plan is finalized with our home and site engineers, it will be promptly submitted for permitting.

8. Start Build

Construction begins once the building permit is approved and issued.
